Virginia Foothills is where south Reno turns back into the Old West. Sitting at the base of Geiger Grade below the Virginia Range, it is a neighborhood of half-acre and larger lots, solid custom ranches from the sixties and seventies, newer builds tucked between them, and horse setups where the trail out the back gate runs onto open land toward Virginia City.
Lending here is acreage work. Wells and septic systems get reviewed instead of assumed, no-HOA parcels are common, horse improvements have to be valued correctly, and the price range runs from solid conventional territory into jumbo on the bigger foothill properties. VA works well here, and long-held land makes strong HELOC collateral.
Geography is the sales pitch: Geiger Grade climbs straight to Virginia City, Old US 395 and South Virginia sit just below, Damonte Ranch schools including Brown Elementary, Depoali Middle and Damonte Ranch High serve the neighborhood, and Reno, the airport and the Mt Rose road to Tahoe are all roughly fifteen minutes out.

The Geiger Grade below these hills was the Comstock’s lifeline, the toll road stagecoaches climbed from the valley floor to Virginia City, hauling passengers and freight up from the Steamboat railhead after the Virginia & Truckee arrived in 1871. While Reno boomed to the north, the foothills stayed ranch and horse country, and the neighborhood that grew here kept that character: big lots, open fence lines and the Virginia Range standing as the permanent back fence.
