Cold Springs

Cold Springs is the last valley before California, a high-desert community at about 5,100 feet where the Woodland Village master plan anchors roughly 2,200 site-built homes and a hundred-plus townhomes around parks, a family fitness center and its own schools. White Lake spreads along US 395, the Petersen Range and Granite Hills frame the valley, and public BLM land starts where the backyards end.

Lending in Cold Springs covers the whole entry ladder: FHA and Down Payment Assistance for first-time buyers, new-construction financing as the plan keeps building, manufactured-home lending on the valley’s older stock, and a USDA zero-down address check, because parts of Cold Springs still sit in eligible territory. The commute is the surprise: US 395 runs freeway-direct with no lights to the I-80 interchange, about 22 minutes to downtown Reno, and the North Valleys job corridor is closer still. Weekends point the other way, toward Frenchman Lake, the Sierra Valley and open public land at the property lines.

Per 2026 northern Nevada market guides, Cold Springs generally trades in the 400s, from townhomes and starter plans up through newer builds pushing toward the low 500s, one of the friendliest entry points in the Reno orbit. Ask Art what gets you in this season.

Cold Springs Valley was ranch ground on the California line until Lifestyle Homes began Woodland Village, and the plan grew through a construction boom in the 2000s into the valley’s center of gravity, with Nancy Gomes and Michael Inskeep elementaries and Cold Springs Middle School rising inside it. The windmill porches, the White Lake playa and the trailheads kept the country feel while the rooftops multiplied.
