Mogul is Reno’s quiet western doorstep: a semi-rural pocket of roughly five hundred homes on the Truckee River about six miles west of downtown, where I-80 meets the base of Peavine and horses still graze the hillsides. The stock is established ranch-style homes with a handful of townhomes, corner lots, real garages, and pockets with no HOA at all.
Lending here rewards preparation, because inventory is thin: often only a few listings at a time. Conventional carries the established homes, VA fits the garage-and-elbow-room buyer, FHA opens the door on the entry end, and HELOCs put decades of quiet equity to work for longtime owners. Art’s rule for Mogul is simple: have the pre-approval letter before the listing goes live, not after.
Geography is the sales pitch: I-80 on and off in a minute, the W 4th Street and Mayberry corridor rolling into town, the Tom Cooke Trail across the river, fly fishing on the Truckee out front, and Mogul Park up top with its sledding lawn and Sierra views. Kids track to Verdi Elementary, Billinghurst Middle and McQueen High.
Per 2026 northern Nevada market guides, Mogul trades thin and tightly held: recent lists run from the mid $600Ks into the high $700Ks at roughly $370 a square foot, and well-kept homes rarely linger. Ask Art to set up the search and the pre-approval together, so you can move the week the right one appears.
The transcontinental rails came up the Truckee canyon in 1868, and Mogul took its name from its days as a station stop on what became the Southern Pacific line west of Reno. The river flats around the old stop stayed ranch country for a century while the highway and then I-80 replaced the rails as the corridor’s pulse. Modern Mogul filled in as an established neighborhood of roughly five hundred homes that kept the old character anyway: horses on the hillsides, the river out front, and Peavine standing at its back.
