Galena

Galena is where South Reno turns into the mountains, the forested band along the Mt Rose Highway anchored by Galena Forest Estates, custom homes among the pines that have been filling in since 1979. Lots run half an acre and up, the housing spans log cabins to new builds, and Galena Creek Regional Park with its trail network and visitor center sits across the highway, backed by the Humboldt-Toiyabe National Forest.

Lending at elevation has its own file: custom and semi-custom homes make appraisers work for comps, some streets carry an HOA and some carry none, and wells, septic, and defensible-space details show up in underwriting. Jumbo carries much of the tier, with second-home files for buyers splitting time near the ski hill, and Art has been reading foothill appraisals since 1999.

Geography is the whole point: two entrances off the Mt Rose Highway at Joy Lake Road and Douglas Fir Drive, roughly ten minutes to Mt Rose skiing, about twenty to Incline Village, and fifteen back down to the airport. Zoning runs to the Galena High School cluster, one of Washoe County's strongest draws.

Per 2026 northern Nevada market guides, Galena Forest generally trades from around 900,000 into the mid one-millions, with custom lots occasionally surfacing. Ask Art what is actually listed under the pines this season.

The name remembers the mining camp of Galena that worked lead-silver ore in these foothills in the 1860s, when timber from these slopes fed the Comstock. The forest grew back, and starting in 1979 Galena Forest Estates put custom homesteads among the second-growth pines, joined over the decades by gated pockets like Scotch Pines. Old local lore claims stage-road bandits once roosted in these trees; today the only holdup is a slow appraisal.
