Double Diamond is the workhorse of South Meadows, a master plan of 3,104 homes across 26 named Villages built on the former 2,600-acre Double Diamond Ranch. Streets date mostly from the late 1990s and 2000s, wrapped around four parks, wetland greenbelts along Steamboat Creek, and about 26 miles of walking trails, with Double Diamond Elementary sitting inside the plan itself.

Lending here is bread-and-butter South Reno: conventional purchases and refinances, FHA on the smaller village floor plans, VA for airport and base commuters, and HELOCs on two decades of built equity. Before the rooftops this was the Double Diamond Ranch, 2,600 acres of working ground on the south edge of the Truckee Meadows. The city approved the planned community on roughly 800 of those acres in the 1990s, the Villages filled in through the 2000s boom, and the gated Fleur de Lis enclave arrived in 2003. What was hay ground within living memory is now the center of gravity of everyday South Reno.
