Downtown

Downtown is Reno lived vertically. The Riverwalk District wraps the Truckee River through the middle of it, and the housing is towers and lofts instead of yards: the Palladio and the Montage rising over the river, Arlington Tower, and casino-to-condo conversions like Riverwalk Tower, with restaurants, galleries and the events calendar at street level.

Lending here is condo work from the first phone call. Art reviews the project, not just the borrower: HOA budget, certification questions, warrantability and litigation history, because that paperwork decides whether conventional or FHA is on the table. VA works in approved projects, and HELOCs serve owners who bought early and watched the district grow.

Geography is the whole point: the river and Riverwalk at your door, Wingfield Park back open behind the new art deco Arlington Avenue bridges that reopened in June 2026, the casino and events core a block away, Midtown up the street, I-80 and I-580 minutes out, and the airport about ten minutes.

Per 2026 northern Nevada market guides, downtown condos trade from roughly the $280Ks to the $600Ks, with HOA dues commonly $400 to $800 a month doing as much as the price to shape the payment. Ask Art to run the full number, dues included, before you fall for a view.

Reno began here. Myron Lake’s toll bridge over the Truckee, Lake’s Crossing, became a Central Pacific townsite named Reno in 1868, and the blocks around the crossing have been the center ever since. The three-acre river island was already a park with a dance hall and a 700-seat open-air theater by 1911; George Wingfield bought it in 1920 and gave it to the city, which named it Wingfield Park. The two Arlington Avenue bridges that carried the district for nearly a century came down in 2025 and were replaced by an art deco pair, a $30 million project that reopened the crossing and the park in June 2026.
