Caughlin Ranch climbs the southwest foothills with miles of maintained trails, ponds, and greenbelt woven between townhomes, mid-size homes, and large view properties built mostly from the 1980s through the 2000s. The homeowners association keeps the common ground groomed, and the McCarran loop puts the rest of Reno minutes away.
Two files shape a Caughlin approval before the house itself: the HOA package and the insurance quote. This is mapped foothill wildfire country, so defensible-space and insurance questions come standard, and getting the quote early keeps the closing calm. HOA documents get a real read here, not a skim.
Day to day, the neighborhood trades on its trail network: residents walk the greenbelt loops year-round, and the ponds and mature landscaping are HOA-maintained rather than owner burdens. Commutes run quick, roughly ten to fifteen minutes to downtown or the airport outside peak, and winter driving on the upper streets is a real but manageable fact of foothill life.
Redfin put the Caughlin Ranch median around one million dollars for the three months ending May 2026, with townhome products opening in the high 600,000s. Conventional high-balance and jumbo do most of the lifting at these numbers, and Art prices both paths side by side.
The name is older than the streets. This land began as the Andrews Ranch in 1874 · some six thousand acres running from the Truckee River toward Skyline · and took its present name when Crissie Andrews married Washoe County sheriff William Caughlin in 1895. The family ranched it into the 1950s; development began in 1984 as one of Reno’s first master-planned communities, and the old Italianate ranch house still stands on Mayberry Drive. Today roughly thirty sub-associations share the master plan, which is exactly why HOA documents get read line by line in a Caughlin Ranch file.
