Valley Vista

Valley Vista is the west half of the old Park Highlands land reborn. After the 2014 split, the roughly 600-acre site opened its first neighborhoods in 2018, and within a few years it was ranking among the top-selling master-planned communities in the entire country.

The formula is straightforward: attainable new homes from half a dozen national builders, including D.R. Horton, Tri Pointe, KB Home, Lennar, Pulte, and Richmond American, wrapped around the 9-acre Galaxy Park at the community's center. Floor plans run from compact two-story starters to larger family layouts, with gated sections and plans for an elementary school and grocery anchor as the community builds out.

Practical texture: with this many builders selling at once, the same buyer can see meaningfully different incentive packages on the same street. Valley Vista began as Park Highlands West, the 600-acre western piece of the huge 2005 land auction that stalled through two bankruptcies. When the North Las Vegas City Council split the project in 2014, the west side finally had a path, and the first homes started rising in 2017.

The timing was right. Priced below most of the valley and stocked by multiple national builders, Valley Vista became one of the highest-volume new-home communities in the United States within its first years, a run tracked in the national master-plan rankings and still going.
