Tule Springs

Tule Springs is North Las Vegas's northern frontier, anchored by the Villages at Tule Springs, the master plan that broke ground in May 2017 on the east side of the old Park Highlands land. Approved for up to 8,683 homes across 1,280 developable acres, it opened its first neighborhoods in 2018 with Pardee and KB Home leading and more builders following.

What sets it apart is the neighbor: the community's northern villages border the Eglington Preserve, part of the 22,650-acre Tule Springs Fossil Beds National Monument created in 2014, where ice age mammoth and ground sloth fossils sit in the wash beds. Development plans include trailheads connecting the neighborhoods straight into the monument, a back yard few master plans anywhere can match.

Practical texture: this is builder country, so files run on construction timelines, extended interest protection while the home is built, and incentive packages that deserve a second opinion. The name comes from the springs and wash beds on the city's north rim where paleontologists have pulled mammoth, bison, and ground sloth fossils from the ice age. Congress protected 22,650 acres of those beds as Tule Springs Fossil Beds National Monument in 2014, putting a national monument inside the city limits.

Three years later, ground broke on the Villages at Tule Springs next door, the first new master plan in North Las Vegas in more than a decade. The pairing stuck: brand-new streets on one side of the fence, hundred-thousand-year-old fossil beds on the other.
