Park Highlands is the name behind North Las Vegas's biggest land story. In 2005 a group led by Olympia Companies, the developer of Southern Highlands, paid $639 million at a federal Bureau of Land Management auction for 2,675 acres on the city's north end, with plans for more than 15,000 homes pitched as a step up from neighboring Aliante.

The recession rewrote the script. The project went bankrupt in 2009 and again in 2011, and in 2014 the North Las Vegas City Council split the land in two. The east side became the Villages at Tule Springs and the west side, once called Park Highlands West, became Valley Vista. Today the Park Highlands name lives on across the northern growth corridor those two communities anchor.

Practical texture: almost everything for sale across the old Park Highlands footprint is newer construction, which means builder lender incentives to compare, HOA and SID line items to price correctly, and closing timelines tied to build schedules. City leaders approved plans for over 15,000 homes in 2006, then watched the project collapse into bankruptcy in 2009 and 2011 as the recession drained the valley.

In 2014 the city council split the stalled land into two master plans, and the ground finally broke in 2017. What was once a cautionary tale became the Villages at Tule Springs and Valley Vista, two of the strongest-selling communities in the region, proof that in Nevada even the busted bets eventually pay.
