Eldorado

Eldorado is where master planning in North Las Vegas began. Pardee Homes broke ground in 1989 on 1,080 acres of former federal land and held the grand opening in April 1990, right at the start of the Las Vegas housing boom. Over nearly three decades Pardee built just under 5,000 single-family homes here before closing out the final neighborhoods around 2018.

The community sits in the heart of the city's north side near the 215 Beltway, with Eldorado Park and Seastrand Park built by the developer and schools that Pardee helped site, including land donated for an elementary school. Streets are mature, trees have had thirty years to grow, and the housing stock runs from compact starter floor plans to larger family homes, some in gated pockets.

Practical texture: Eldorado is resale country now, which suits first-time buyers using FHA and conventional financing, and long-time owners with serious equity for HELOCs and cash-out refinances. Homes from the 1990s can carry updates, additions, and the occasional appraisal wrinkle, and Art has been reading those files since 1999.

Pardee's history in North Las Vegas runs deeper than Eldorado. After World War II the Pardee brothers built the 80-acre College Park neighborhood here, selling homes for under $11,000 with some of the first no-down VA financing in the valley, and the family later gave the city land for a City Hall.

That track record is why the city chose Pardee to develop Eldorado on Bureau of Land Management ground in 1989. The April 1990 grand opening drew crowds of buyers, and by the time the last homes closed almost thirty years later, Eldorado had set the template every later North Las Vegas master plan followed.
