Seven Hills

Seven Hills takes its name from Rome and its setting from the McCullough foothills: about 1,300 hillside acres developed through the 1990s into twenty-five neighborhoods and more than twenty-five hundred homes, including a few hundred custom estates in its gated upper reaches. Italian street names, terraced elevations, and Strip views from the right lots give the community its identity.
Files here start substantial and climb. Jumbo carries the custom and estate product, conventional handles the production neighborhoods on the lower slopes, equity lines fund remodels across stock now two decades old, and second-home files appear among buyers who keep a foothold near the golf course.
Practical texture: the master association layers with sub-associations in the gated sections, and hillside custom homes bring the thin-comp appraisal conversation that rewards early framing. Art scopes the appraisal strategy and the association review at pre-approval, not at the deadline.
Rio Secco Golf Club sits at the community's heart, with St. Rose Parkway's medical and retail corridor at the base of the hill and I-215 minutes away. Ask Art for a current read on the market before you write an offer.
American Nevada Corporation and Forest City carried the Green Valley formula uphill in the 1990s, carving Seven Hills into the McCullough slope and naming its streets for Italy in a nod to Rome's seven hills. Rio Secco Golf Club, a Rees Jones design, opened as the community's centerpiece and drew the custom-estate ring that crowns the upper gates.
Build-out came in the early 2000s, and the community has aged the way hillside plans do: the production streets matured into family neighborhoods while the customs above them became some of Henderson's signature addresses. Lending here spans that whole range in a single square mile · and Art carries both ends of it comfortably.
