Green Valley

Green Valley is where master-planned Henderson began: Southern Nevada's first master-planned community, launched in 1978 by the Greenspun family's American Nevada Corporation on roughly 8,400 acres of what was then open desert between Henderson and Las Vegas. Today it is the established heart of west Henderson, tens of thousands of residents across the 89014, 89074, and 89012 zips, with mature trees, parks, and shopping that newer communities are still growing into.

The lending here is Henderson's everyday file at its most versatile. Conventional carries the bulk of purchases, FHA opens the door on the community's entry and mid-tier stock, an equity line puts decades of appreciation to work on a remodel, and for owners sixty-two and up a reverse mortgage converts a long-held Green Valley home into monthly breathing room.

Practical texture: most streets here answer to one of Green Valley's associations, so the documents, dues, and reserves get read alongside the borrower, and on 1980s and 1990s stock the roof, the panel, and the water heater get looked at before the appraiser does. That week-one diligence is what keeps a forty-year-old neighborhood closing on schedule.

Henderson was a city that industry built: the Basic Magnesium plant went up in 1941 to supply the war effort, the townsite grew around it, and the city incorporated in 1953.
