West Side

The West Side is Carson City’s original address, the tree-lined blocks that begin one street west of the 1871 sandstone Capitol. Victorian mansions, brick cottages, and Craftsman bungalows line the Kit Carson Trail, the 2.5-mile walking route that threads nearly fifty landmarks, and many of these houses have been standing since Nevada was a brand-new state.

Financing a home this old is its own craft. A careful title review opens the file on parcels with more than a century and a half of recorded history, FHA and the FHA 203(k) renovation loan keep wiring, plumbing, and foundation projects inside one closing, and conventional carries the restored showpieces. Insurance quotes get ordered early on older construction.

Practical texture: appraisers here work comps by vintage and craftsmanship rather than square footage alone, additions from several eras are normal and get documented rather than feared, and sewer scopes plus wiring-era checks are routine line items, not deal breakers.

West Side pricing runs on character. Citywide, Carson City medians sat in the high 400,000s to low 500,000s by mid-2026 per Redfin and Sierra Nevada REALTORS reporting, with restored West Side homes commanding above that and fixer cottages opening below. Abe Curry laid out Carson City in 1858 around a ten-acre plaza, betting a capital would need the ground before there was even a state to govern. He was right twice · Nevada joined the Union in 1864, and the sandstone Capitol rose on his plaza in 1871, cut from the state prison quarry for an architect fee of two hundred fifty dollars. The U.S. Mint up the street coined Comstock silver from 1870 to 1893 and now anchors the Nevada State Museum, first stop on the Kit Carson Trail.
