Kings Canyon rises off the west edge of the capital, where Kings Canyon Highlands and Meadows put newer customs and patio homes below the older horse properties, all of it under C Hill and its flag. The canyon trail climbs past a cascading waterfall toward the Sierra crest, and the trailhead is a neighborhood amenity, not a drive.
Financing spans the same spread as the housing. Conventional carries the subdivisions, jumbo steps up for the view customs, a HELOC funds the barn or the remodel on acreage with equity, and VA works throughout. Wells, septic, and easement records get pulled early on the older parcels.
Practical texture: horse zoning is verified at the county parcel by parcel, private-lane maintenance agreements show up in title and get read rather than skimmed, and defensible-space insurance questions are asked in the first week, not the last.
Kings Canyon pricing runs from the 400,000s in the newer plans to a million and beyond on the custom hillside, per regional brokerage guides into 2026. Ask Art for a current read on the exact lane before you write.
This canyon carried traffic before Carson City had a name. The Washoe people used the route long before settlers opened a wagon road up Kings Canyon in 1852 to pull emigrant trains through Eagle Valley, and Dr. B. L. King, who left the canyon his name, settled its creek meadows that same year. The Lake Bigler Toll Road of 1863 made it a freight highway to Tahoe, and from 1914 to 1928 the grade served as part of the transcontinental Lincoln Highway. Layers like that live on in county records · old easements, old alignments · which is exactly why Art opens the title work on canyon parcels before anything else.
