Mountain's Edge

Mountain's Edge is the southwest valley's big bet that paid: roughly 3,500 acres in the unincorporated town of Enterprise, approved by Clark County in 2002 and built out by Focus Property Group from 2004 into more than 12,000 homes. In the mid-2000s it ranked among the best-selling master-planned communities in the entire country, and the neighborhoods that filled in around Exploration Peak have matured into one of the valley's most complete family markets.

The lending here is the working family's full toolkit. Conventional carries the core of the market, FHA opens the door across the community's broad entry and mid-tier stock, VA serves a deep base of veteran households, and Nevada down payment assistance programs pair naturally with both on first-time files, turning a rent payment into a Mountain's Edge address.

Practical texture: the master association sits over dozens of sub-associations, so the right document set has to be pulled for the right neighborhood, and because this is unincorporated Clark County rather than the City of Las Vegas, the tax bill's district lines read differently than an address a mile north even though both say Las Vegas. Mid-2000s construction is now at the age where roofs and water heaters get a look in week one.

The land at the base of the southwestern mountains was open desert until Clark County approved a master plan for it in September 2002. Focus Property Group, led by John Ritter, branded the project The New Southwest and began building in 2004, drawing more than a dozen national homebuilders into a plan organized around parks, schools, and a peak the developer left wild at the community's center.

The timing put Mountain's Edge in the middle of both the boom and the bust: it was the fastest-selling master plan in Nevada and a top national seller in the mid-2000s, then rode the downturn out alongside the rest of the valley, and kept building through roughly 2020 until the plan filled in. Today the community it left behind is the anchor of the unincorporated town of Enterprise, one of the fastest-growing places in Nevada, with Exploration Peak still rising untouched at its heart.
