Enterprise is the fastest-growing ground in Southern Nevada. The unincorporated town was created by the county commission on December 17, 1996, when the southwest valley held barely fifteen thousand people; the 2020 census counted over two hundred twenty thousand, a fifteen-fold rise in a generation, spread across roughly sixty-six square miles that contain both Mountain's Edge and Southern Highlands within the town line.

The lending here runs the whole growth curve. Conventional carries the established core, new construction financing follows the active builder phases still opening across the town's south and west, FHA serves the deep entry-level market, and VA works a veteran base that has made the southwest one of its strongest valley footholds.

Practical texture: mailing addresses throughout Enterprise say Las Vegas, but the jurisdiction is unincorporated Clark County under the county commission, and the tax district line items prove it. Master-plan addresses layer a master association over a sub-association, newer sections can carry special improvement districts, and the remaining rural pockets bring well, septic, and zoning questions that get settled before the appraisal is ordered.

When Clark County commissioners approved the petition creating Enterprise in December 1996, the new town was mostly creosote and section-line roads, a name on a map covering the valley's empty southwest quarter. The commissioners redrew the boundary almost immediately, moving Rhodes Ranch and a regional park north into Spring Valley over local protest, and the town settled into the shape it holds today.

Then the shape filled in. Mountain's Edge broke ground in 2004 and Southern Highlands had opened its gates in 2000, both inside the town line, and Enterprise became the frame around the valley's southwest boom: from under fifteen thousand residents at the 1996 founding to more than two hundred twenty thousand by 2020, growing at multiples of the valley's overall pace, with household incomes and education levels running above the metro average. It remains unincorporated, governed by the county commission and an advisory board, a town that outgrew most of Nevada's cities without ever becoming one.
