Spanish Springs is the big valley north of Sparks up Pyramid Way, an unincorporated Washoe County community of about 17,000 that has grown from ranchland into one of the metro’s fastest-growing family suburbs. The housing stock skews newer, larger and on bigger lots than old Sparks, running from master-planned streets near the Galleria retail at the south end to horse acreage as the valley climbs north.

Schools like Spanish Springs Elementary and Sky Ranch Middle anchor the family draw, and I-80 and both downtowns sit a straight shot down the corridor.

Spanish Springs began as a railroad stop and mining-era settlement, then spent a century as ranch country at the end of the road from Sparks. The little Sky Ranch Airport, a 2,000-foot dirt strip, once served the valley’s northeast; housing now covers the ground where it stood. Growth arrived fast: the community nearly doubled after 2000 to 17,314 residents by the 2020 census, and the valley that was once all fence line and sagebrush is now Sparks’ family-suburb frontier, still holding its horse country at the northern edge.
