D’Andrea climbs the hills of east Sparks two miles north of Interstate 80 on Vista Boulevard: a master-planned community started in 2000 with roughly two thousand living units, a gated 55-plus village, apartments, and a marketplace at its base. Streets step up the slope in tiers, and many homes trade on exactly that: the higher the tier, the wider the view across the Truckee Meadows toward the Sierra.
The financing menu is wide. Conventional and VA carry most resales, HELOCs fund view-lot remodels, and the Toscana 55-plus village makes reverse-mortgage planning a normal part of the D’Andrea conversation for the right household.
Practical texture: two associations share one management company here, hillside lots bring drainage and retaining-wall questions into inspections, and homes framing the former fairways carry view and open-space easements worth an early read.
Pricing brackets the Sparks citywide median · around the mid 500,000s in mid-2026 per Homes.com and NNRMLS reporting · from attached and 55-plus product below it to view homes above. Ask Art for the sub-community read.
D’Andrea’s story starts with water. In 1870 the Orr Ditch was cut from the Truckee near Mayberry’s Crossing and extended in 1873, and North Truckee farmers under Charles Gulling bought Henry Orr’s rights for five hundred dollars in gold to carry it toward Spanish Springs · the D’Andrea and Kiley ranch lands grew on that flow. A century later the ranch became a master plan, opened in 2000 around an 18-hole course; the full course later went quiet, and nine holes plus the driving range have since reopened as today’s D’Andrea Golf Club. Land that once traded on water rights now trades on HOA documents · either way, the file decides.
