Genoa is where Nevada begins: founded in 1851 as Mormon Station, it is the state's oldest permanent settlement, tucked against the base of the Carson Range along Foothill Road northwest of Minden. The historic core is tiny and treasured · Mormon Station State Historic Park, the Genoa Bar billed as Nevada's oldest saloon, the courthouse museum, and the Candy Dance festival that has funded the town since 1919.
The lending map around that core is anything but tiny. The Genoa Lakes golf communities, Jacks Valley custom homes, and the estate parcels running south along Foothill Road put much of Genoa's housing squarely in jumbo territory, with conventional carrying the in-between stock and second-home files common for buyers pairing the valley with Tahoe.
Practical texture: hillside and view lots here bring construction and lot-loan conversations, older homes near the core bring renovation math, and David Walley's Hot Springs down the road reminds everyone why the west side of the valley prices the way it does. Art builds the payment first and lets the property type follow.
Genoa sits minutes from Minden and the county campus, with Kingsbury Grade climbing to South Lake Tahoe just south. Ask Art for a current read on the market before you write an offer.
In 1851, traders raised a log post beside the emigrant road at the foot of the Sierra and called it Mormon Station. The settlement that grew around it · renamed Genoa · became Nevada's first town, its first county seat, and the front porch of the Carson Valley. The station burned in 1910 and was rebuilt as the state historic park that anchors the town today, and the Candy Dance that started in 1919 as a fundraiser for streetlights still fills the lanes every September.
Genoa lost the county seat to Minden in 1916 and never chased it back; it kept the history instead. What surrounds the old core now · golf-course communities, Jacks Valley customs, Foothill Road estates · is some of the valley's most substantial housing, and Art treats those files with the patience they deserve.
