Wadsworth is the elder statesman of the Fernley area, a Truckee River town at the Big Bend eight miles west, with its own I-80 interchange and a mix of vintage homes, manufactured housing, and acreage where the cottonwoods meet the desert. It runs quieter and older than anything inside Fernley proper.

Lending here starts with the ground itself. Near the Pyramid Lake Paiute Reservation, the title work establishes early whether a parcel is fee land, which finances conventionally, so Art pulls that answer first. Manufactured homes close cleanly when foundation and conversion paperwork check out, FHA and VA carry modest budgets, and wells and septic get certified on schedule.

Practical texture: comps are scarce in a small market, so appraisals lean on a wider radius and honest adjustments, river-adjacent parcels answer a routine flood-zone determination, and insurance on older or rural construction gets quoted early rather than assumed.

Wadsworth is the area’s entry door. Vintage and manufactured stock generally opens below the Fernley medians that sat in the high 300,000s to low 400,000s by mid-2026 per Redfin and NNRMLS-based reporting, with river and acreage parcels pricing on their own logic. Ask Art for a current read before you write.

“In Wadsworth I confirm what the land is before what the house costs · fee land first, everything else follows.”
Art Loera · Reno resident since 1988

Wadsworth was here first. Emigrants on the California Trail staggered across the Forty Mile Desert and hit sweet water at the Big Bend of the Truckee, the spot that became this town. The Central Pacific arrived in 1868, named the stop for General James S. Wadsworth, and made it a division point where crews and shops turned the trains for the Sierra climb. Then came 1904: the Southern Pacific realigned the mainline, built brand-new shops thirty miles west at a place it would call Sparks, and moved the jobs, the people, and even houses to the new town, while the realignment’s new siding to the east got the name Fernley. Wadsworth kept the river and the quiet. Out here the land status leads the file · and Art confirms it early.

Wadsworth was a town before Fernley was a word. Emigrants on the Truckee Route staggered out of the Forty Mile Desert to the Big Bend of the river here, the Central Pacific arrived in 1868 and made it a division point, and Derby Dam rose just upstream between 1903 and 1905 to feed the new canal. When the railroad moved its shops to brand-new Sparks in 1904, workers rolled houses onto flatcars and took the town with them; Wadsworth stayed, smaller and unhurried, beside the river that started everything, with Nevada Cement working the flats toward Fernley since 1965.
