Farm District

The Farm District is Fernley’s working east side, irrigated fields and horse properties strung along Farm District Road where the Newlands Project water still runs through concrete headgates stamped by the CCC. Site-built ranch homes, manufactured homes on acreage, barns, and big sky share the same road as two elementary schools.

Acreage lending is a craft of details. Water rights get read on the title work, whether they convey and through which district, wells and septic systems get their inspections and certs scheduled early, and a manufactured home is financeable when the recorded real-property conversion and foundation paperwork are in order, so Art confirms that file first.

Practical texture: appraisers here separate the home from the outbuildings and the acreage honestly, ag zoning and animal rights get verified rather than assumed, and Truckee-Carson Irrigation District assessments show up as their own line on the closing sheet, expected and planned for.

Pricing runs wide by design. Entry parcels and manufactured setups open below the citywide line, while irrigated acreage and full horse setups can run well above the Fernley medians that sat in the high 300,000s to low 400,000s by mid-2026 per Redfin and NNRMLS-based reporting. This is where Fernley’s whole reason for existing still shows. The Truckee Canal delivered its first Newlands Project water in 1905, and that first irrigation season put 108 farms and 674 hopeful settlers on this ground, many with no irrigated-farming experience and a windstorm away from starting over. The Civilian Conservation Corps stamped its name into the concrete headgates that still meter water today, the drains still carry the excess northeast toward the sink, and the Truckee-Carson Irrigation District still runs the system a century on. East Valley and Cottonwood elementary schools sit right on Farm District Road, third-generation kids on first-generation ground.
